The area with a relatively large footprint in this neighborhood is the Columbia University campus. There are mostly students and teachers, and the population density is low. The daily supply of new housing is small. There are mostly mid - to low - rise apartments, mainly old houses, and the surrounding buildings have a bit of an aged feel.

My main consideration is that my child will attend university here in the future. After seeing the property, I feel that the living environment here is comfortable, surrounded by many famous universities, and the learning atmosphere is strong. In the end, I chose to live here.
I am studying at Columbia University because I will be studying for my undergraduate and graduate degrees here, which will take about 5 years. If I graduate and work here in the future, buying a house will definitely be more comfortable than renting one.
Many developers choose to build projects here to meet the increasing housing demand of the people here. For example, two residential buildings were built near the Cathedral of St. John; part of St. Luke's Hospital was also converted into apartments; the Jewish Theological Seminary also sold part of its campus area for apartment construction.
Some businesses in the area have started naming Morningside Heights and southern Harlem 'SoHa' (meaning 'South Harlem' or 'South of Harlem'), hoping to rebrand with the new name. However, some people think this name implies class division, and that renaming shows a lack of respect for history. In the end, the renaming didn't succeed.
Columbia University continued to exert its influence and invited I.M. Pei to participate in the design of the southern campus expansion plan, but only a small part was ultimately built. In the 1980s, Columbia Corporation became the owner of the most houses in this neighborhood, acquiring one-fifth of the apartments.
Fourteen major institutions in the area founded Morningside Heights Inc to carry out an urban reconstruction project. They aimed to reduce poverty and racial segregation by building new houses. After the project was completed in 1957, it provided new housing for more than 1,000 families.
Columbia University President Seth Low entrusts construction company McKim, Mead & White Design a new Morningside Heights campus, including 15 teaching buildings, a south courtyard, and a main library. Subsequently, Barnard College, 1931 School of Music and Arts, and Julia College of Music (later merged) were also established in this block, making Morningside Heights a famous "academic fortress".

The region is mainly dominated by joint ownership apartments, with few new apartments with independent ownership. Second hand housing transactions dominate the market, and high-rise new apartments are scarce.
